The company has to date, completed five developments, under JCT Design & Build Contracts and details as follows;

Shepway Close, Folkestone, Kent CT19 5UN

This site was purchased in 2013 with planning permission for twelve units of 2 & 3 Bedroomed terraced houses & two bedroomed flats. It is a traditional build with brick & Cedral cladding finish, the access road was adopted by Kent County Council.

The project was completed in summer 2014, all the units were sold within sixteen weeks with a contract value of £1.2 million.

North Lyminge Lane, Lyminge, Kent CT18 8EE

This site was purchased in summer 2014, and we had to obtain planning permission for four terraced three storey townhouses in the centre of the village of Lyminge.

This was a challenging site, with the confined nature of the site in the middle of a rural village. However, it was completed on time & for the agreed contract value of £900K.

All the units were sold and completed by late 2016.

Long Hill Lane, East Langdon, Dover, Kent CT15 5FL

The site was purchased in summer 2016, we obtained planning permission in March 2017 and all planning conditions signed off for ten three-bedroom houses, on the private development within the small village of East Langdon.

There were various planning constraints, with no mains gas, which meant the heating and hot water systems had to be investigated to produce the best solutions taking into account environmental impacts and energy costs for the end user. Heat Source heat pumps were used for heating and hot water.

The Development was at the end of a quiet cul-de-sac and next to the local primary school with challenging delivery restrictions. However, it was again completed on time & for the agreed contract of £2.2M.

Plots sold off plan and completed in Nov 2018.

Lower Denmark road, Ashford, Kent TN25 7SY

The site was purchased in summer 2017, planning permission obtained in November 2018 for four three-bedroom semi-detached town houses next to Ashford town centre.

The site had ecology issues, with drainage restrains to allow for easements and the site location was within the local flood plan zone.

The Development located on a one-way road with challenging delivery restrictions, and various architects details due to existing local houses and build regulations for the flood requirements. It was again completed on time, Plots sold off plan and completed the site Nov 2019 with a contract value of £800k.

The Old Stores, Westwell, Ashford, Kent

The house was purchased in 2019, Planning permission was granted to change the 2-bedroom house into a 4 bed-room executive home with allocated parking in the village location of Westwell.

The site had preplanning issues and located within the boundary of the conservation area, which meant the build had to be in keeping of the surrounding area.

The planning was agreed in March 2019 and completed on time Dec 2020 and within the budget of £200k

This site was purchased in 2015, the site was allocated for development within the local plan in 2017 and planning applied for, the site was approved for 47 units which comprises of 17 no 2 & 3-bedroom houses, 2 blocks of 9 no & 21 – 1 & 2-bedroom apartments with allocated parking and 2 areas of public open space with Air source units with EV chargers and Achieved – A rated apartments.

Dwyer Engineering Services Limited contracted to carry out this building contract under a JCT design & build contract, which includes the following issues – drainage restrains to allow for an easement of 9 meters though the middle of the site and public open play areas & – Plots sold of plan and completed within budget on time January 2023 with a total GDV £10.5 million.

The Site is owned with the potential to have 3 Executive detached houses with car barns current stage of the stage at pre planning stage.

The site is owned by the Breezehurst Farm Development Limited with potential to have various uses including Industrial and employment uses and potential for 450 residential units and open space current stage of the site is in allocation.
